Rental Criteria


Please make sure you meet our requirements before continuing

​Anyone who has ever been convicted of a felony crime in any state or who has any violent related misdemeanors will automatically be a disqualified applicant.

No previous evictions unless you have verifiable documentation of landlord fault. An eviction due to property damage, unpaid rent, drug use, or any criminal activity by the resident will not be accepted under any circumstance regardless of the explanation. No history of any damage to a residence, unit, or an outstanding balance due to a previous landlord or Management Company.

Our income requirement is a minimum of two and one-half times (2.5 times) the rent charged on the residence. Section 8 vouchers and certificates may be accepted and are subject to approval of the property manager. Employment/income must be verifiable by property manager.Credit history should show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Any money owed to a previous landlord or to any utility company is cause for denial. Residency may also be denied due to poor credit history.

If you do not have prior rental history then you may be asked to provide a qualified co-signer. A co-signer must fill out an application under the same guidelines as the primary applicant.If a co-signer is required the co-signer must meet the following requirements:

Co-signer must complete the application and pay the application fee
Must meet all the same requirement as the applicant and also have a strong credit rating. 
Verifiable income of at least 2.5 times the rent and their own rent or mortgage payment.

Dog Breed Specific Policies
Please consider the following breeds "Unacceptable":

Alaskan Malamutes
Bullmastiff or Mastiff
Presa Canario
Pit Bull
Siberian Husky
Staffordshire terrier
"Wolf Dog/ Wolf Hybrid"
Bull Terrier/Pit Bull Terrier
German Shepherd
Any combination of these or any dog that has any of the above breeds lineage


Service animals that assist tenants with special needs will always be accepted, and proper documentation is required.

A pet deposit will not be charged for a service or companion animal. (Documentation will be required) 

Animal sitting or care taking of any other person or person’s animal(s) or pets is strictly prohibited.

Application fees are going to be $35 each and any adult over the age of 18 that will be living in the home will need to apply.
